Stirling Residences to open showflat on 30 June

It will have 38 to 40-storey blocks with 1,259 apartments.

Following a record bid last year of just over $1 billion, Hong Kong’s Logan Property and China’s Nanshan Group will now open the showflat of their  Stirling Residences mega project in Queenstown for preview this Saturday (30 June).

Comprising three 38- to 40-storey blocks, the 99-year leasehold project features 1,259 one- to four-bedroom apartments. Their sizes range from 441 sq ft for a one-bedder to 1,346 sq ft for a four-bedder. There are also six four-bedroom penthouses measuring between 1,959 sq ft and 1,970 sq ft.

Indicative prices start from $848,000 for a one-bedder.

Located along Stirling Road in District 3, the project is close to Queenstown MRT station and several malls including Queensway Shopping Centre and Tiong Bahru Plaza. Nearby schools include Crescent Girls’ School, Gan Eng Seng Primary School and the Global Indian International School.

Featuring 80 facilities, the development is dotted with pavilions, swimming pools and lawns.

“The scarcity of new high-rise projects in District 3 makes Stirling Residences a valued investment. This development is great for buyers who want to be near important amenities without being in the clutter,” said CB Chng, executive director at Logan Property Singapore.

“Its excellent location puts a host of readily available amenities at the fingertips of residents. The Pan Island Expressway and Ayer Rajah Expressway are also nearby, which provides enhanced connectivity to other parts of the city.”

The 2.11ha site was awarded to Logan Property and Nanshan Group in May last year, after the consortium submitted the highest bid of over $1 billion.

The site was originally on the reserve list of the Government Land Sales programme, but was triggered for sale when an unnamed developer committed to a minimum bid of $685.25 million.

Stirling Residences makes the cut

There has been a spate of property launches recently, but one in particular caught my eye – simply because it has all the traits that will make for an ideal property purchase.

I can’t get Stirling Residences out of my head for so many reasons. Location, accessibility, views and facilities are just some of them.

Could this be the one condo to rule the rest out?

I had to find out, so I headed to its showflat, which thankfully, is on the actual site of the development. This is important, as it gives me an accurate feel of the condominium’s surroundings, as well as a better sense of the neighbourhood and what I will face on a daily basis should I choose to live there.

 

Location: double thumbs up

Stirling Residences sits along Stirling Road, and although I consider myself quite familiar with the area, I was pleasantly surprised to find that there was such a big plot of residential land – almost 230,000 sqft of it – tucked at one end of Stirling Road.

Everyone wants to live within a short walking distance to the MRT station, but too close and you’ll be hit with unbearable traffic and associated noise. Stirling Residences’ location scores highly for me – not only is it just a three-minute walk to the Queenstown MRT station, it is set back from the main road and located in a quiet corner of Stirling Road, right next to a cluster of landed homes. It’s an unusual but ideal combination that gives you the best of both worlds – convenience and seclusion.

At the same time, it is close to the Ayer Rajah Expressway (AYE) as well as the Pan Island Expressway (PIE). This means hubby can drive to his office in the Central Business District (CBD) very easily and I can leave my car at home and take the train to wherever I want to go. Given the high parking charges these days, that is becoming an increasingly attractive mode of transportation for me.

And of course, everything from hawker centres, markets, eateries and shopping malls to the library, schools and recreational facilities are available in this mature estate. So I have absolutely no concerns insofar as public amenities are concerned.

About threes and trees

At the sales gallery, I was introduced to Stirling Residences’ thematic play on the number three, which helped me visualise how the development was conceived as a whole.

There are three ‘P’s upon which Stirling Residences is built – Position, Passion and Privilege.

Position refers to its prestigious location that is quiet yet accessible; Passion to its staggering list of 80 facilities– from pools, ponds, streams and pavilions to lawns, pods and social and sporting amenities –in which you can recharge or unwind; and Privilege to luxurious interior fittings and breathtaking views for all residents.

Apparently, there will be breath-taking views looking as far as the sea. Living here, one can enjoy unblocked, panoramic views of the tranquil sea, sparkling city or verdant greenery on shared sky and roof terraces on various floors.

Talk about living it up! Considering that I have a penchant for spectacular views from high floors, the very thought of savouring million-dollar vistas from my home makes the last “P” especially appealing.

Meanwhile, the theme of three is a recurring one throughout the 1,259-unit development. It is located in District 3 and comprises three high-rise towers – each with six sky terraces. Its lushly landscaped grounds are conceptualised based on three forest themes. Each of the rain forest, tropical forest and fern forest zones will be planted with beautiful flora and peppered with distinctive pavilions.

I’ve been told the forest theme will infuse the landscaping and lend cohesion to the facilities, creating a wonderland of greenery in which residents can immerse themselves. I love living close to nature, so that sounds absolutely alluring.

On top of that, 16 trees on the site are being conserved, with the three largest ones located right by the entrance to the condo, giving the term “grand arrival” extra meaning.

It occurred to me that three in Cantonese also sounds like the word for “life”, so some buyers will undoubtedly find that a rather auspicious association as well.

The living spaces

So, Stirling Residences boasts a top-notch location and extensive and well-thought-out communal facilities – but what about the private living spaces? What are they like and who are they suitable for?

I’m a pragmatist, so I look for sensible layouts that maximise the use of space while still assigning bedrooms privacy. Judging by the two-, three- and four-bedroom showflats – which give you plenty of luxe interior decoration ideas – the layouts are well-planned and efficient, with no wastage of space.

Each apartment will be luxuriously decked out in imported fittings and appliances. I like that the developers – award-winning Logan Property and Nanshan Group, which are both highly ranked amongst the Top 500 Chinese Enterprises – also offer buyers some flexibility to interior design preferences.

Another plus for me are the balconies. I love them because they make for a great intermediate space between indoors and outdoors and Stirling Residences’ version are well-sized, useable and regular in shape. I can see myself having breakfast and dinner there and growing my favourite herbs and plants.

Not only that, Smart Home features such as an air-con control and digital lockset are also built into the apartments, sparing me the need to install them myself. Together with the condo’s concierge service that can help with things like dry cleaning, housekeeping and party management, I will be able to entertain friends and family safely, conveniently and with style.

Given that Stirling Residences has a wide variety of unit sizes – from one- and two-bedroom units all the way to three- and four-bedders for larger families –I would expect a good mix of household types when residents move in. The smaller units are perfect for the working professional or couple, while the larger ones will comfortably house a growing family.

With more than 60 per cent of the units being one- to two-bedders, the absolute amount needed to snag myself an apartment here is also a lot more manageable. And if I decide to rent it out, I am confident that the same characteristics that draw me to it will similarly draw tenants who work in the CBD or nearby, including two MRT stops away at the One-North R&D and high tech cluster in Buona Vista.

The verdict?

Stirling Residences offers such a complete package – from an impressive location and amenities to convenience and a luxurious lifestyle – that it’s really quite hard to resist.
